How do we start?
Tell us about the property, your plans and your priorities. We then outline the proposed scope, schedule and fees. Once these are agreed, we begin with the brief and the information needed to develop the design.
How are design fees calculated?
Fees reflect the size and complexity of the space, the services required and the schedule. Every project is different, so we prepare a proposal around your specific requirements.
How can I plan the overall budget?
Start with the scope of work and examples of the result you want. We can help establish an initial budget range, then refine it as the design, specifications and contractor pricing become more detailed.
How are supplier discounts handled?
Supplier pricing, procurement arrangements and any applicable discounts are clarified in your proposal. The aim is a clear understanding of what you are buying and how coordination is charged.
How much will construction cost?
A price per square foot cannot capture every project. Existing conditions, materials, detailing and the extent of the work all matter. A developed drawing package allows contractors to price the work accurately; early estimates provide a planning range.

How long does the design process take?

Can we move faster?
Sometimes. We assess which stages can overlap, what resources are needed and how decisions or lead times affect the schedule. Any changes to scope, fees or timing are agreed with you.
When does construction begin?
The usual starting point is an approved design, a defined scope and a coordinated budget and schedule. Where an earlier start is appropriate, the work is divided into agreed stages with the necessary information in place.
Can I manage the build myself?
The design documentation provides a basis for the work. If you prefer to manage delivery, we can discuss that scope. Ongoing design coordination and site involvement help resolve questions and preserve the original intent.
What is included in the estimate?
The estimate brings together the specified work, finishes, furniture and equipment, with relevant logistics and lead times. It becomes the basis for planning purchases, payments and construction.
